Whilst internal alterations do not generally require planning consent they are quite often subject to building regulation approval. Examples include removal of load bearing walls or the addition/relocation of a utility room or bathroom.
Building insurance companies stipulate that the policy holder is responsible for ensuring any works to their property have the required consents and approvals. When it comes to selling a property the purchasers solicitor will also expect to see these.
Prior to works starting we can provide the relevant structural calculations, plans and information to building control who will inspect the works and issue a completion certificate thus ensuring the homeowner has met their obligations.
