Design and Planning
As with any project we undertake, we engage fully with our clients, taking the time to discuss their aims and objectives. Whether a client wishes to make an architectural statement with the exterior, or prefer their addition to blend in with the existing property, we make sure any design, internally and externally, works for them both practically and aesthetically. Our in depth knowledge of the planning system, including Permitted Development rights, combined with input from our building regulations specialist in the early stages of design, ensures our proposals are not only positively received by the local planning authority but are also feasible, from a construction perspective.
Plans and elevations are drawn using 2D software which is the industry standard format for planning applications.

Additionally we can quote for producing 3d images and 360 degree walk through videos – useful for visualising kitchen layouts.
Building Regulations Approval
As well as Planning constraints, extensions are subject to Building Regulations approval which covers areas such as structural integrity and thermal efficiency. These specifications are submitted to the local authority or a private building control company either during the planning application process or in situations where Planning Approval is not a foregone conclusion, once it has been granted. Whilst not a planning constraint, the area of glass incorporated within an extension is restricted by building regulations. By specifying more thermally efficient floors, walls and roofing materials within our extension designs we can increase the glazing allowance by providing heat loss calculations on software recognised by building control, the body responsible for enforcing building regulation compliance.
Thames Water Build Over Agreements
Where sewers are affected by the works, an application to Thames Water for a Build Over Agreement may be required. We can provide a quote for preparing the relevant documentation and submitting an application on behalf of our client. This is generally completed simultaneously with the building regulations application.
Party Wall Notices
Depending on their depth and proximity to neighbouring properties, excavation for foundations may require neighbours to be notified and an agreement drawn up, under the terms of the Party Wall Act. The act also applies where works are required to a party wall between neighbouring properties or where an extension is to be built up to the boundary line with a neighbour.
We advise our clients of their responsibilities under the act and if required can provide details of a specialist Party Wall Surveyor who can prepare the required documentation.
