Several factors determine which design is most appropriate for a particular project. Are your services only available as an all-inclusive package, or can we choose the elements we need ?

Our service can be tailored to suit our clients requirements. For example, we can simply prepare and submit a planning application.

Do your services only apply to extensions and loft conversions ?

No, we provide building regulations/structural specifications for many other property alteration projects including internal wall/chimney breast removal. Adding a utility room or downstairs cloakroom are also subject to building regulations and we prepare specifications for these too.

Builders like to work to drawings. If you are thinking of reconfiguring an internal space within your home we provide detailed plans and layouts which clearly translate your ideas, enabling builders to accurately quote for your project.


What is the fee structure to submit drawings for planning/building regulations approval ?

For an extension or loft conversion to an average size property, our fee to prepare drawings and submit them for planning approval is usually between £600 – £750. For the same project, our fee to prepare and submit a building regulation/structural specification is usually between £500 – £650.

Structural calculation fees for property alterations not part of an extension or loft conversion project, such as load bearing wall removal, are in the region of £350 – £450 depending on complexity.

The figures indicated above exclude any associated planning/building regulation fees applied by the local authority.

How long does it take to prepare planning drawings?

We ask clients to allow 1 – 2 weeks for us to prepare drawings and submit them for planning.

What service can you offer relating to Party Wall issues?

The Party Wall Act states that anyone can act as Party Wall Surveyor with the exemption of the property owners themselves. That said you do not necessarily need to employ a party wall surveyor at all. With your neighbours consent, you can simply download the relevant documents and ask your neighbours to sign them.

We can advise you of whether the act applies to your project and any obligations you may have. If your neighbours exercise their rights and insist on you employing a party wall surveyor, we can recommend a specialist company to act on your behalf.
